1) Size matters: 190 homes help provide great volunteers plus provides an important homeowner voice on what to do and what to avoid. Yes, homeowners are expected to pick their favorite area and help.
2) We choose not to use a management company. Our association is managed by the people who live here. That equals less overhead with more direct self-interested care.
3) Rentals are legally prohibited. Personal ownership ensures more of an interest in maintaining an attractive friendly environment.
4) We live in Bloomington. Advantages that come from one of the state's best run cities include; lower crime rates, rapid emergency response, great civil authority management, and even better water (no water softeners needed here!)
5) Responsible pet ownership is permitted. Numerous responsible dog owners and pets live here. There are no artificial size limits. Bloomington animal control ordinances apply. Owners must pick up after their dogs and keep them on a leash. No tethering or excesive barking is allowed.

The overall size of this complex, 190 private homes, means that almost always a few homes are available on the market. Six is about average. High values at low prices. Homes look similar at first glance. Suprising variety exists. Homes vary in terms of layout, improvements, square footage, and individual advantages.
